HVAC Equipment Sourcing for Gulf Construction Projects
Cooling is the largest operational cost in almost every building in Qatar, and the equipment behind it is bought under conditions the catalogue data was never written for. Design ambient of 46 degrees and above, coastal salt, dust that loads coils within weeks, and humidity that swings from desert dry to 90 percent in a single day.
This guide covers what each equipment type must be specified for, the performance figures that actually decide running cost, commissioning, and the maintenance reality that follows.
Design conditions first
Most international catalogue data is rated at 35 degrees ambient. In Qatar, equipment must be selected at 46 to 50 degrees, and that derates capacity and raises power draw sharply. A chiller or condensing unit selected at 35 will be running flat out and short of capacity by June.
Specify the design ambient in the schedule, require the manufacturer's performance data at that ambient, and reject selections justified only by nominal capacity. For GSAS or Ashghal submissions, the energy model has to use the same assumptions as the selection, or the building never meets its modelled performance.
Chillers
Air cooled chillers avoid cooling towers and water treatment, which matters in a market where water and legionella management are a real burden. They lose efficiency at high ambient, and the condenser coils need regular cleaning because dust reduces capacity fast in this climate.
Water cooled chillers with cooling towers are more efficient at 46 degrees ambient, but they bring water treatment, blowdown, drift and tower maintenance into the facility's scope. For large tonnage, the efficiency gain usually pays for that complexity.
Magnetic bearing centrifugal machines dominate large tonnage because they run at part load efficiently and have fewer wearing parts. Whatever the machine, select on part load performance, since buildings almost never run at design load. Ask for IPLV under AHRI 550/590 and compare kW per TR across the range, not just at full load.
Air handling and distribution
- Coated coils on any coastal or industrial site. Heresite or a similar coating is standard protection, and bare aluminium fins in a Mesaieed or Lusail plant room will fail within years
- Double skin casing with a thermal break frame, since single skin units sweat in summer and drip through the ceiling
- Condensate drainage with traps and slopes designed for the actual static pressure, the most common cause of ceiling water damage
- Filter class appropriate to dust levels, with easy access, because filters nobody can reach are filters nobody changes
- Duct insulation with a sealed vapour barrier, since a Gulf summer destroys unsealed insulation from the outside in
VRF and split systems
VRF suits residential, hotels and small commercial where cooling is zoned and intermittent. Specify heat recovery where simultaneous heating and cooling occurs, confirm the pipe lengths and height differences against the manufacturer's limits, and insist on the outdoor unit derating data at 46 degrees. The most common VRF failure in this climate is not mechanical, it is a selection made on nominal capacity at 35 degrees.
Corrosion specification
Coastal and industrial sites need C4 or C5 coating systems under ISO 12944 on casings, supports and structural steel. Stainless fasteners throughout. Aluminium from steel separation where the two meet, because a coastal site will find that joint within a season.
Buying the equipment
- Local service capability and spare parts stock, since a chiller part on a two week import is a two week outage
- Manufacturer trained commissioning engineers, not a subcontractor reading the manual
- Extended warranty terms in writing, including who pays for refrigerant loss and compressor failure
- Installed sound pressure levels at the nearest receptor, at night, as a design condition not an afterthought
- Pressure testing and leak test records for every installed circuit
Testing and commissioning
Test, adjust and balance to a recognised standard, with a commissioning authority independent of the installing contractor on larger projects. Chilled water treatment commissioned and proved, not specified and forgotten. Controls proven in every mode including changeover, night purge and failure scenarios. Recorded seasonal commissioning at a real load, not only at handover in a cool month.
Maintenance reality
The straightforward items decide whether the plant survives: coil cleaning on a defined cycle, filter replacement, condensate drain flushing, refrigerant leak detection, belt and bearing checks, and water treatment records. A maintenance contract that only responds to breakdowns is not maintenance, and will cost more in the third year than the annual service would have.
Sourcing through Kinetic
Post an inquiry with the cooling load, design ambient, equipment type, corrosion class, delivery schedule and the certification your consultant requires. Manufacturers, distributors and mechanical contractors respond with quotes, and contact details stay locked until you accept a bid.

Frequently asked questions
Air cooled or water cooled in Qatar? Water cooled wins on efficiency above roughly 300 TR where the facility can manage water treatment. Air cooled wins on simplicity and avoids tower maintenance.
Which efficiency figure should I compare? Part load performance, IPLV or the local equivalent, at the actual design ambient. Full load efficiency alone tells you almost nothing about annual cost.
How much capacity is lost at 46 degrees? Typically 10 to 20 percent for air cooled equipment compared with 35 degree ratings. That loss has to be in the selection, not discovered at commissioning.
Do I need coated coils inland? Coated coils are mandatory on the coast. Inland sites still benefit because dust and construction pollution load bare fins quickly.
